When Your PEMB Manufacturer Can’t Deliver: Supplemental Steel Solutions

As a procurement specialist, your project schedule does not care that your PEMB manufacturer just told you the steel package is running weeks behind or that a scope review uncovered another component that was never included in the original package (think canopy framing, mezzanine supports, connection steel, etc.)

When a manufacturer cannot deliver everything your project needs on the timeline you need it, supplemental steel sourcing can provide another path forward. A structural steel distributor such as Brown Strauss can help fill scope gaps, source readily available structural shapes, and keep portions of the project moving while you work through the larger PEMB delivery issue.

Why PEMB Manufacturers Fall Behind or Fall Short

A PEMB manufacturer delay does not necessarily mean something has gone fundamentally wrong with the project. Several common factors can create a gap between the manufacturer’s original delivery schedule and what is needed in the field.

Fabrication backlog is one potential cause. PEMB manufacturers operate within established production queues. High order volumes, seasonal demand, or large projects moving through a facility can affect when another package enters fabrication.

Engineering revisions can also push schedules. Permit comments, design modifications, equipment changes, and other late revisions may need to be incorporated before fabrication can move forward. In other cases, the issue is not a delay at all, but a scope exclusion.

The manufacturer’s package may include the engineered primary framing and manufacturer-supplied secondary framing, such as purlins and girts, but supplemental structural components may sit outside that package. Canopies, mezzanines, equipment platforms, connection steel, bracing, and field-driven changes may need to be sourced separately.

What Supplemental Steel Solutions Look Like

Supplemental steel for PEMB projects typically solves one of two problems: filling a scope gap or helping the project recover from a schedule disruption.

These materials may be required for canopy framing, mezzanines, equipment platforms, connections, supplemental supports, or other building elements that are not part of the manufacturer’s standard package.

For schedule recovery, readily available steel can allow work that is independent of the delayed PEMB framing package to continue. Instead of leaving crews waiting while every structural component moves through the manufacturer’s fabrication queue, the general contractor can identify steel that can be sourced separately and move those portions of the project forward.

The best time to start backup steel sourcing is before the project reaches a full schedule crisis.

Consider bringing in a distributor when:

  • Your manufacturer communicates a schedule slip on a project with a hard completion date.
  • A scope review identifies steel that is not included in the manufacturer’s quoted package.
  • An erector discovers a field condition that requires additional structural steel.
  • Design changes create supplemental framing requirements after the PEMB package is already in production.
  • A critical-path project needs a parallel sourcing option in case the original supplier falls behind.

Waiting until a manufacturer delay is fully documented and already affecting field work reduces the number of sourcing options available. Earlier conversations give your project team time to determine what steel can be separated from the manufacturer package and sourced through another channel.

What a Distributor Can Do That a PEMB Manufacturer Can’t

A structural steel distributor serves a different function than a PEMB manufacturer. The PEMB manufacturer is responsible for engineering and fabricating its building system. Its components move through a defined engineering and fabrication process.

A distributor works from inventory. Brown Strauss maintains wide flange beams, HSS tubing, structural pipe, channels, angles, and other structural products that can be sourced without waiting for a new mill order or entering a PEMB manufacturer’s fabrication queue.

That difference becomes important when schedule recovery is the priority. Brown Strauss also operates ten facilities across the western, central, and south central United States, allowing material to be sourced from regional inventory based on availability and project location.

Processing and delivery services can further reduce the work required before material reaches the jobsite. Services such as saw cutting and cambering can be performed on available material, helping minimize additional field fabrication when crews are already working against the schedule.

A distributor can also turn around an RFQ much faster than restarting an engineering and manufacturing process. When the original project buffer has already disappeared, shortening the steel sourcing cycle matters.

What to Have Ready When You Call

If your PEMB manufacturer cannot deliver part of your project, having a few pieces of information ready will make it easier for a steel distributor to evaluate your options.

Provide:

  • Whether you are filling a specific scope gap or trying to recover schedule on delayed material
  • Steel shape, size, grade, and quantity when available
  • Drawings or a description of the required framing if the final material list is not complete
  • Project location
  • Required delivery date
  • Manufacturer documentation describing the delay or scope exclusion, when available
  • Coating, finish, or other material requirements
  • Information about which portions of the project can proceed independently

You do not necessarily need a perfect material list before starting the conversation. If the issue has just surfaced, beginning with the project requirements and schedule can help determine what information is needed next.

Build a “Plan B” Before a Steel Delay Becomes a Project Delay

A PEMB manufacturer delay does not have to stop every portion of your project. When primary framing is behind schedule, if scope items had been excluded, or if field conditions create unexpected steel requirements, supplemental steel sourcing gives GCs and project managers another option.
